We were approached by a developer who had taken on a site for development into flats, which had previously had planning permission refused due to insufficient private amenity space and overdevelopment owing to the size of the proposal.
We were asked by the new owner to identify ways to create as much value from the site as possible, while ensuring that the project was granted planning permission.
Our solution was to create seven flats – four two-bedroom properties, two one-bedroom properties and one studio flat. Our application for planning permission detailed the evolution of the scheme with regard to opportunities and constraints presented by the site, as well as feedback received as part of the pre-application consultation process.
The new proposal was granted planning permission and ensuring provision for waste disposal, cycle storage and vehicle access within the site.
