We were appointed by a private client to create a proposal for the development of high-quality residential accommodation on a currently under-used plot in Huyton. The project also seeks to open up the plot and provide appropriate frontage onto a nearby lane.

The client sought our expertise to design a proposal to transform the site, currently occupied by a two-storey detached house and extensive garden space, into eight three-bedroom semi-detached dwellings.

Pre-application advice suggested that the design should create frontage onto the nearby lane. However, we did not feel this would maintain the character of the lane. As a result our proposal recommends setting the dwellings back from the road, in a similar style to the adjacent residential development.

Our solution also recommends planting in line with the highways strategy, in order to provide protection from the noise of the lane for residents and also create a pleasant walk for pedestrians passing by.

Our design precedents for the eight properties include implementing greenery and trees and using two local materials to integrate the buildings into the surrounding areas, using different colours and textures to create a sense of uniqueness and adding large driveways to the front of each dwelling for off-road parking and a clear access route to the home.

Planning permission and the accompanying design recommendations have been submitted and a decision is expected in coming months.
